<div>Cutting costs does not always mean that you need to cut out the beautiful things you want for your wedding. Cost cutting is all about making smarter choices and knowing the tricks of the trade! Here is a list of simple ways you can cut thousands of dollars from your budget!</p>
<p><strong>1. Keep The Numbers Down:</strong> The best way to cut costs is to keep your guest numbers low. Avoid inviting people you hardly know and don’t feel obligated to put “and guest” on the invitation. This is your wedding day and it should be filled with people you love not your Uncle Joe’s new girlfriend who would rather be out with her friends. The cost of each guest is not just a meal it is also alcohol, bomboniere, centrepieces etc. Keeping the numbers down and not inviting people just because you feel obligated can mean the difference between an Off The Rack budget dress and the couture gown of your dreams or more money for your honeymoon!</p>
<p><strong>2. Make your decorations go further:</strong> Are you being married in a church? Why not ask the minister if there is another wedding on the same day and see if they would like to share decorations or why not use the floral decorations to decorate the reception? Making your decorations go further can halve the cost!</p>
<p><strong>3. Food:</strong> No one says every sit down dinner needs to be 3-4 courses. Why not skip the appetizers, have an entree and main and serve your wedding cake for desert? Depending on the venue this could save over $30 per person and will also mean your cake will be eaten rather than taken home and thrown away by your guests! Also perhaps think about a cocktail reception with finger food or a breakfast wedding or even having an alternate set menu? The options are endless!</p>
<p><strong>4. Hand deliver invitations:</strong> postage can be expensive especially if you have boxed invitations or an invitation that is not a standard shape. Why not hand deliver them? Or give them to your parents to deliver?</p>
<p><strong>5. Change The Day:</strong> Weekday weddings can save you thousands! Why not get married on a Friday and make it a long weekend for your guests? Most venues offer huge discounts for weekday weddings.</p>
<p><strong>6. Three letters &#8230;. DIY:</strong> The more you can do yourself the more you will save. When it comes to weddings most of the money you pay is for labour. If you are a crafty person or have a friend who is crafty why not make your own invitations? Or why not make your own cake? There are some amazing resources online that can guide you and even with a trial run before the big day you will still save money! other ideas are getting your wedding photos on disc and creating your own album, going to a flower market and creating your own bouquets and flower arrangements etc.</p>
<p><strong>7. Music:</strong> Can’t afford a DJ or Band? Why not load your IPod with your favourite songs and put it on shuffle! Guests won’t notice the difference and best of all it’s free!</p>
<p><strong>8. Cut Back At The Bar:</strong> One of the biggest expenses at a wedding reception is generally alcohol. Why not supply beer and wine and provide a cash bar for spirits? Or offer guests their first 2 drinks complimentary and a cash bar to follow. Don’t feel obligated to supply all of the alcohol, most guests are happy to pay as long as they are told on the invitation.</p>
<p><strong>9. Honeymoon:</strong> When booking your honeymoon why not go at the beginning or the end of the low season and beware of the dates! Don’t book during school holidays or during special events as accommodation prices can be almost double depending on the destination.</p>
<p><strong>10. Ask For A Discount:</strong> The easiest way to save money and sometimes the one that people don’t use! Asking for a discount is not rude most suppliers expect it. Why not ask what packages they have available or if they offer a winter discount or a Sunday rate or even a discount if you pay a large deposit. Don&#8217;t be afraid to ask, the worst they can say is no and who knows you might save some money!</div>

<p><strong>For $750 i get 8hrs coverage with 2 videographers all day</strong>, with a third at the church. (Extra hours are $65 each), 3 dvds with a short 5 min montage of the days events then the whole day condenced into about 2hrs &#8211; all fully edited, with music and menu screen. One thing that stood out as fantastic value was they cover both the bride and grooms house, plus the church, plus the photos and then reception.</p>
<p>Most other cheap videographer packages i was looking into had no pre-wedding footage and their videos weren&#8217;t edited. I know this sounds like an advertisement, but it&#8217;s not, i&#8217;m just so happy with the service and package i&#8217;ve received from them that i want others to know there are cheaper options available and you will still get a good result. I&#8217;ve seen their sample videos and they are great also.</p>
<p>They have more expensive packages but this package is fantastic value and the couple who own and run the company are really nice. I had actually decided not to have a video and i explained this to Rochelle (the owner) and she took an extra $250 off the price and said i can pay small installments fortnightly. Her exact word were &#8220;i don&#8217;t want you too regret not having a video&#8221; and she was right cause i would have regreted it.</p>
<p>Here are their details, i believe they are fairly new to the marker (approx 12months) so they are trying to get established, hence the cheaper price.</p>

<p>Have you ever noticed that when a woman is completely into you, she is willing to do absolutely ANYTHING to make your life easy?</p>
<ul>
<li>Her eyes just light up on seeing you and she greets you with the warmest smile, accompanied by a tight hug or a kiss.</li>
<li>She never flakes out or breaks dates. Instead, she always manages to find a way to be with you, regardless of how difficult her circumstances are.</li>
<li>She laughs heartily at your corny jokes.</li>
<li>She treats you like a king and talks to you with utmost respect.</li>
<li>She talks about you in the most glowing terms with her friends, and often boasts about the most wonderful guy she has ever met.</li>
<li>Sex with her is hot and passionate. It’s also likely that she’s the one that often chases you for sex.</li>
<li>She apologises without any hesitation if she realises that she’s made any mistake.</li>
</ul>
<p>In short, she just adores you! Well, that is exactly what happens when her Interest Level in you is over 95%.</p>
<p>On the other hand, have you observed that things change over time, and the same woman after a few months (or maybe weeks) might behave in a very different way?</p>
<ul>
<li>She is only lukewarm about seeing you and acts a bit indifferent. Her eyes no longer light up the way they used to.</li>
<li>She does flake out and break dates every now and then; and no longer considers it a big deal.</li>

<h2>How to Let Go and Forgive</h2>

<p>We’ve all been hurt by another person at some time or another — we were treated badly, trust was broken, hearts were hurt.</p>
<p>And while this pain is normal, sometimes that pain lingers for too long. We relive the pain over and over, and have a hard time letting go.</p>
<p>This causes problems. It not only causes us to be unhappy, but can strain or ruin relationships, distract us from work and family and other important things, make us reluctant to open up to new things and people. We get trapped in a cycle of anger and hurt, and miss out on the beauty of life as it happens.</p>
<p>We need to learn to let go. We need to be able to forgive, so we can move on and be happy.</p>
<p>&nbsp;</p>
<p>This is something I learned the hard way — after years of holding onto anger at a loved one that stemmed from my childhood and teen-age years, I finally let go of this anger (about 8 years ago or so). I forgave, and not only has it improved my relationship with this loved one tremendously, it has also helped me to be happier.</p>
<p>Forgiveness can change your life.</p>
<p>Forgiveness does not mean you erase the past, or forget what has happened. It doesn’t even mean the other person will change his behavior — you cannot control that. All it means is that you are letting go of the anger and pain, and moving on to a better place.</p>
<p>It’s not easy. But you can learn to do it.</p>
<p>If you’re holding onto pain, reliving it, and can’t let go and forgive, read on for some things I’ve learned.</p>
<p><strong>1. Commit to letting go</strong>. You aren’t going to do it in a second or maybe not even in a day. It can take time to get over something. So commit to changing, because you recognize that the pain is hurting you.</p>
<p><strong>2. Think about the pros and cons</strong>. What problems does this pain cause you? Does it affect your relationship with this person? With others? Does it affect work or family? Does it stop you from pursuing your dreams, or becoming a better person? Does it cause you unhappiness? Think of all these problems, and realize you need to change. Then think of the benefits of forgiveness — how it will make you happier, free you from the past and the pain, improve things with your relationships and life in general.</p>
<p><strong>3. Realize you have a choice</strong>. You cannot control the actions of others, and shouldn’t try. But you can control not only your actions, but your thoughts. You can stop reliving the hurt, and can choose to move on. You have this power. You just need to learn how to exercise it.</p>
<p><strong>4. Empathize</strong>. Try this: put yourself in that person’s shoes. Try to understand why the person did what he did. Start from the assumption that the person isn’t a bad person, but just did something wrong. What could he have been thinking, what could have happened to him in the past to make him do what he did? What could he have felt as he did it, and what did he feel afterward? How does he feel now? You aren’t saying what he did is right, but are instead trying to understand and empathize.</p>
<p><strong>5. Understand your responsibility</strong>. Try to figure out how you could have been partially responsible for what happened. What could you have done to prevent it, and how can you prevent it from happening next time? This isn’t to say you’re taking all the blame, or taking responsibility away from the other person, but to realize that we are not victims but participants in life.</p>
<p><strong>6. Focus on the present</strong>. Now that you’ve reflected on the past, realize that the past is over. It isn’t happening anymore, except in your mind. And that causes problems — unhappiness and stress. Instead, bring your focus back to the present moment. What are you doing now? What joy can you find in what is happening right now? Find the joy in life now, as it happens, and stop reliving the past. Btw, you will inevitably start thinking about the past, but just acknowledge that, and gently bring yourself back to the present moment.</p>
<p><strong>7. Allow peace to enter your life</strong>. As you focus on the present, try focusing on your breathing. Imagine each breath going out is the pain and the past, being released from your body and mind. And imagine each breath coming in is peace, entering you and filling you up. Release the pain and the past. Let peace enter your life. And go forward, thinking no longer of the past, but of peace and the present.</p>
<p><strong>8. Feel compassion</strong>. Finally, forgive the person and realize that in forgiveness, you are allowing yourself to be happy and move on. Feel empathy for the person and wish happiness on them. Let love for them, and life in general, grow in your heart. It may take time, but if you’re stuck on this point, repeat some of the ones above until you can get here.</p>

<p>Perhaps one of the biggest stumbling blocks in becoming successful is past regrets. Too many times we become so obsessed with all of the times in the past when we were unable to achieve our goals that we believe we are doomed to fail at anything we do.</p>
<p>What actually happens is that we “program” ourselves to fail. We are still living in the past, unable to break away from the “failure chain” that links us to our past selves. So we doom ourselves to repeating the same old mistakes over and over again.</p>
<p>In order to do things differently, we must learn to be different. Our thoughts, actions and attitudes must all be different than they were in the past. And one big way to be different is in the way we percieve our mistakes.</p>
<p>There is no room in the life of a successful person for regret. Regret is a waste. It does nothing to enhance who you are, and, in reality, all it does is feed on you. Regret will bleed you dry emotionally, physically and spiritually.</p>
<p>If you want to be free to achieve your dreams and goals and live your life to it’s fullest potential, you must not allow regret to keep you chained to the past in a prison of “should of’s” and “could of’s”.</p>
<p>One of the best ways to loosen the power that regret has on you is to accept your past mistakes. Allow yourself to be human and realize that, as a human, you will make mistakes, and that’s okay, because that is how you learn.</p>
<p>But now, let’s take it one step further. Not only should you accept your past mistakes – you should embrace them. That’s right, be grateful that you are aware of your mistakes.</p>
<p>Why in the world should you do that? Because if you are aware that you have made a mistake, then you are also aware that you need to do something different next time around to be successful.</p>
<p>To every action there is an equal and opposite reaction. So you can look at what you did in the past to achieve the wrong results – and use that as your blueprint for what you need to do to achieve the right results.</p>
<p>So when those past mistakes come to mind, don’t get stuck in regret and allow yourself to follow the same path that caused the mistakes in the first place. Instead, embrace those mistakes and use them as a valuable learning tool – the roadmap to success that they actually</p>

<p>The first step to buying any business is to be able to read the financials on offer from the Vendor via the agent.</p>
<p>All businesses have to provide these when they are being sold, and the general rule is the last 3 years&#8217; trading. These are usually accountant&#8217;s statements, so you can&#8217;t believe everything you read. I always ask for the last 3 years <span style="text-decoration:underline;">tax returns</span> when we get closer to the serious stage. If the Vendor won&#8217;t supply these; I&#8217;m walkin&#8217;.</p>
<p>My suggestion is to start asking the agents for the financials for a number of businesses &#8211; any business will do, but the type you are interested in buying is better. This will give you practice in seeing what&#8217;s going on. The more you do; the quicker and better you will get at reading the figures and assessing whether the business is right for your purposes and profitable. I have read literally hundreds of these over the past few years. It&#8217;s boring at first, but must be done, and it gets easier.</p>
<p>If you can&#8217;t analyse these, you are in big danger of buying a dud that is hidden inside a glossy cover of numbers.</p>
<p>What you need to be able to acertain from the figures is how much you are going to have left over FOR YOU after every single expense has been accounted for &#8211; including rent, GST payments to the Gubbmint, loan repayments, wages, equipment loans (if any), utilities etc.</p>
<p>Basically; the nett business profit after tax. Some owners include their wage in the wage expense. This is actually good for you; part of the business expense which would take away from your wage is already covered in this figure, so if the nett profit after all this is healthy, then you are on the right track.</p>
<p>I get nervous when I see no wage for the owner, and the profit is low. It is a fair bet that they are either going broke, or are skimming lots of cash out. Now, this is fine, but they can&#8217;t have their cake and eat it &#8211; you can&#8217;t ask for high dollars while the business is showing no profit. And, the owner won&#8217;t be able to prove they are taking out lots of cash. This happens a lot; the agent says there is a lot of cash going out, but so what? I ask for proof, and of course; it can&#8217;t be done.</p>
<p>For me; the criteria must be that if I can&#8217;t pull out at least $100k for me each year after the official figures, then why bother? You are taking all the risks, managing staff and so on &#8211; why go through all that grief for just an average wage or less? You may as well go work in a bottle shop or something and have no responsibility. Now, when I say $100k; this is based on the level I&#8217;m playing at right now. For me, the next level up (double the asking price and turnover etc) will have to return a fair bit more of course.</p>
<p>Even though they are costly, if you have had no experience in buying a business, I suggest using a good business lawyer to guide you through. I can PM you the details of my guy if you wish &#8211; very good, but not cheap.</p>
<p>It is adviseable to also have an accountant and an MB who are conversant in business to help you as well.</p>
<p>Next, go visit the business and observe what the volume of traffic is like. Sit out front at all different times and simply watch what goes on.</p>
<p>Check out the location of other competitiors and their size &#8211; impact on your business.</p>
<p>Have an exclusion clause added into the Contract that prohibits the Vendor from setting up business down the road for a good number of years. It is easy to get 10 years and 10km&#8217;s minimum for this.</p>
<p>Lease length must be at least 15 years &#8211; 5x5x5. Banks are loath to lend on less at the moment. You need time to get a return on your money if they decide to not renew your lease for some reason.</p>
<p>You need very good insurance to cover the business and yourself.</p>
<p>The contentious issue in what the asking price should be is how many times nett profit as the asking price. To me; 2 times nett profit is enough. I see businesses asking 5 times! Now, if you are borrowing the entire amount (most people will be) on 5 times nett profit, there would be very little left over to feed yourself after all expenses.</p>
<p>Now is a good time to buy businesses. Why? Because Banks aren&#8217;t lending on them &#8211; noone can get finance, so there are no buyers out there.</p>
<p>Expect that the Banks will offer you no more than 50% of the funds to buy right now, so you will need other equity (in property) or cash to buy something.</p>
<p>This is good for you; you can offer lower to get the figures to where you need them to be.</p>
<p>Don&#8217;t be afraid to offer low. A business came up for sale here in Dromana a couple of weeks ago &#8211; asking $215k plus $50k of stock. I spotted it a week or so ago, but by the time I looked at it an offer for $190k was in, and had been accepted by the owner who is retiring.</p>
<p>The agent was away on hols when I heard of the offer, and informed me yesterday after coming back to work that this deal has fallen over as the purchaser cannot get finance. I am going to be offering $200k for the lot including the stock.</p>
<p>The owner takes a wage of $60k per year and it is fully managed. He works one day per month. That&#8217;s not bad; a ROI of 30% if he accepts the offer.</p>

<p>You got two options:</p>
<p>1. Subdivide first &#8212;&#8212;</p>
<p>*If you do subdivide the bank will issue a new loan for each subdivision, ie if you have 3 titles = 3 separate mortgage/loans, all done within it&#8217;s own merits ( own LVR, valuation )<br />
* If you go down this way, you can stay with the same lender or If you choose to shop around and find a new lender; you can potential have 2 new lenders each securing one portion of the land (one title each etc) &#8211;<br />
* in regards to the construction; for the empty land- you would apply for a vacant land + construction &#8211; depending on which lender this is allowed up to 90-95% of the valuation/market value LVR</p>
<p>2. Build first then subdivide</p>
<p>* You would have only ONE title- so only ONE lender securing property + the construction cost<br />
* This option provides less flexibility ( explained below)<br />
* Apply for a new loan ( some banks allow a split loan into your existing) ; the new loan would be a construction loan.</p>
<p>&#8212;&#8212;&#8211;<br />
For both options, the bank will be fine with the construction as long as you afford to service the loan your after and you must have all council approval, fixed price quotes and plans set and ready before they will consider your loan.</p>
<p>I would say option 1, is a far more superior option in term of protection, since im guessing this is your first development project. Reason i say that is; option 1 allows you to change lenders and find new competitive rate for EACH land ( so if you had problem with your current lender you can simple change it over) . Lastly if you gotten your self into some unforeseen financial problem; you can simply place one of the construction on hold or simply sell one of the land off to offset any short falls.</p>
<p>Forgot to add: Depending on what your purpose is: ie build and sell? or rent out- it&#8217;s an good idea to speak to your tax accountant first if your planning on adopting the build and sell strategy as CGT would be potential be in play and if done correctly you could save thousands on CGT</p>
<p>Lastly either way make sure the new loan you apply for is a SPLIT loan- DO NOT add it to your existing PPOR loan &#8211; very important loan structure if you want to claim the full tax deductions.</p>
